The space

This house comes fully equipped with all the essential living items such as kitchen silverware, oven, laundry washer, refrigerator, laptop friendly workspace etc. It is an ideal home for short and long stay. It is also a very welcoming place if you have a visitor over.

With open-plan living a back deck and an upstairs balcony with city views, this house is perfectly located within walking distance of lovely restaurants, cafés, gastro pubs, weekend markets, great parks and the Bay run. (see map)

There are 3 bedrooms, 1 Master with King size bed, ensuite and balcony with city views, and 2 standard double bedrooms downstairs which share the second bathroom. The kitchen is fully fitted with Miele oven, microwave, induction hob and dishwasher and opens into the dining and lounge area and back deck. There are by fold doors to the deck downstairs and the balcony upstairs. Heating and cooling is provided through a split-level Air conditioning system, and there is a laundry in the downstairs wet room. The house has internet throughout..

Relax and enjoy city living, 5 minutes from the Sydney City and Sydney University by bus (from Victoria Road) or car.

The neighbourhood

Totti's Bar and Restaurant (number 10 on map) across the road has good food, as does the Welcome pub (number 11 on map), across the other side of the lights on Evans Street. A lovely small Vegetarian restaurant (the Harvest, no 17 on map) is also available just past the Welcome pub. Roberto’s (number 14 on map) at the end of Evans Street sells delicious ready-made food and desserts if you want to eat in.

There are several eateries on Darling Street (at the top of Red Lion street opposite the house), and in the local area. The nearest Pharmacy, turn left at the top of Red Lion St and it’s on your left. There are also many great takeaway options on Menulog. Examples of restaurants include;

The Sydney Fish Market is within walking distance across Anzac Bridge.
There is a Saturday Farmers Markets (9-1pm) and General all day Saturday markets on Darling Street on Saturdays in Rozelle and Balmain to browse.

Shopping.
There is a Woolworths in Balmain, about a 5-minute drive away, which does deliver. There is also an IGA closer on Darling Street, within walking distance (but more expensive). There is also a Coles Supermarket and lots of Retail outlets at Birkenhead Point (Number 12 on map). Saturday Farmers markets (open until 1pm) provide fresh produce and hot food also with walking distance. Bottle shops for alcohol are on Darling Street and Victoria Road also. All easy to find online.

8) Tramsheds cafes and restaurants (will need to drive, nice little place for a choice of restaurants and cafes and there’s a supermarket and plenty of parking)

10) The Welcome Inn Pub and restaurant
11) Birkenhead Point Shopping Mall and Coles Supermarket (Fair range of Retail Outlets and a Coles Supermarket)
12) Local convenience store (usually open late and handy for one off things)
13) Evans St Victoria Rd cross roads for BP Garage and opposite, Roberto’s confectionery (The BP has a small shop for convenience items, Roberto’s is great for cakes, pies and other baked foods)
14) Swimming Pools (The one by the Ironcove Bridge is outdoor, The one Near Le Montage has indoor and outdoor pools and kids pools)

House rules

- Check in time is 3 pm, check out time is 10 am.
- As this is a residential building, we kindly ask you to please keep loud noise to a minimum after 9pm
- Parties and the use of illegal substances are prohibited
- Please note this is a non-smoking home
- Pets are not permitted
- We kindly ask that no shoes are worn on the carpet
- We kindly ask there to be no jumping on the bed or sofa
- Please enter and leave the home quietly, we respect our neighbours and want everyone to have a comfortable living environment.
- If furniture is moved, please return to the original place
- Please respect the check-out time and if late check-out is required, please advise us at the time of booking. Please note if late check-out is available, additional charges may apply
- Extra linen can be prepared upon requested at an additional cost of $45.
- Please take the property key & fob with you at all times. Lost Key/ Emergency Key Delivery charges will apply from AU$180. Emergency locksmiths with be the responsibility of the guest with the cost starting from AU$180.
- When checking out, please leave the apartment in a clean and tidy manner.
- Guests will be expected to cover the cost of any breakages or damage, as well as any additional cleaning beyond a standard clean.

※ Standard Setting: 1 King bed, 2 Double beds for 6 people
※The house features three bedrooms with three generously-sized bed for 6 adults, dining and seating areas are ideally set up for up to four adults and one or two younger children at most.
※ Cot is available, bedding and toys/books for younger children.

※ We do request the security deposit before your arrival, A$500
※ Extra linen requested at extra $45. (Please confirm with us at least one day before you're coming)
※ We are able to set up a cot if required.

※ Booking changes and other options
The rebooking fee will be waived if the reservation is made to extend the check-out date, given the length of stay is not shortened.
- No changes are allowed if reservation has already started.
- Check in date within 7 days, no changes are allowed.
- 7 days before and within 14 days, A$100 service fee will be applied.
- 14 days before check in and within 30 days, A$50 service fee will be applied
- 30 days before check in, rebooking fee will be waived
Note:
Conditions for rebooking:
1) Rebooking will be subject to availability and a new daily rate. The new daily rate may be different from the original reservation. Guests will pay the rate whichever is higher for the rebooking.
2) The new check-in date must be within the next 90 days and is subject to availability. Please contact us to check calendar availability.
